Is a non-binding booking of a chosen flat possible? How can I book a flat?
Yes, this is possible. Non-binding flat bookings are free of charge and can be made by calling 227 355 277, 739 588 601, 739 588 621; via a contact form on our website. This is followed by a face-to-face appointment with our salesperson at our office and an arrangement on further steps.
Does Trigema provide mortgage loans?
Trigema offers a choice of one of three collaborating banking institutions. Our partners are ČSOB, ČS and KB. You only need a proof of identity and a certificate of income to arrange a mortgage with any of our collaborating banks. Trigema will furnish all the other documents relating to the property being purchased. We will also pay for the property price estimate. Arranging the mortgage in a specific bank branch office is a prerequisite.
Can foreigners and corporate entities acquire the properties?
Yes, they can. Pursuant to international treaties in force, foreigners may acquire properties intended for residence in the Czech Republic without limitation. Corporate entities may acquire properties in the Czech Republic as long as they have a registered office here.
What is a “Declaration of the Owner of a Building”?
By registering a Declaration of the Owner of a Building in the Cadastre, the owner specifies the residential and non-residential units within the building in accordance with the law. The owner then transfers the units specified therein to the new owners.
What is the cadastre registration procedure and how long does it take?
The cadastre registration starts upon the filing of an application to register a purchase agreement. The cadastre registration proceeding follows general timelines for administrative procedures. In the Czech Republic, the proceeding is mostly completed within 2 months.
When do I become the owner of the flat?
The buyer becomes the owner of a flat upon registering the purchase agreement in the cadastre, retrospectively as of the date of the filing of the application to register the purchase agreement. The purchase agreement is signed after the full purchase price is paid.
What is the deal with the building management?
Trigema runs the building management after the construction completion and moving in of new owners so that the start of use of the apartment building is trouble-free. The manager provides the building cleaning, greenery maintenance, book-keeping, etc.
What is the warranty for the new flats?
The ordinary warranty period is 24 months. Trigema swears by the quality of its flats, therefore it offers an above-standard warranty period of 36 months. The warranty period starts upon the handover for flats, and on the day of issuance of the final approval for the shared spaces.
How will any complaints be handled?
If any complaints occur, Trigema resolves them without needless delay. We will arrange steps to eliminate the defect with the flat owner. An important factor when handling complaints is that the new owner reports the defects immediately when detecting it and, last but not least, co-operates with Trigema – makes the flat accessible on the arranged dates.
